If a seller is going to make repairs, they’re probably going to do the least amount of work possible, use the least amount of money possible, and the repairs will often be sub-par or just plain unacceptable. It’s often better to ask a seller to fund repairs, typically through a price adjustment having the seller pick up closing costs.
If the seller is making repairs, an inspection by a licensed inspector is never a bad idea and is highly recommended to ensure the work was done correctly.
