When it comes to residential home builders, there are three main types: tract, spec, and custom. Each has its own set of advantages and considerations for new construction homebuyers like you. Let’s explore them together!
๐ทโโ๏ธ Spec Builder – These builders start constructing homes without a buyer, speculating on selling them for profit. Pros: Wide price range, unique homes, local business. Cons: Limited customization, smaller business. [Tag spec builder(s)]
๐ทโโ๏ธ Production (Tract) Builder – Established builders, often with a statewide or national presence. They focus on specific neighborhoods, constructing dozens or hundreds of homes. Pros: Competitive prices, move-in ready, model homes, reputable builders. Cons: Less flexibility in floor plans, smaller lots, budget-conscious. [Tag production builder(s)]

3 types of builders – Which one is right for you?
There are three business models that define most residential home builders: tract, spec, and custom. Each of these models offers different benefits and drawbacks for new construction homebuyers to consider. I also tagged my recommend builders for each type in each section.
๐ทโโ๏ธ Spec Builder – โSpecโ is short for โspeculativeโ, because spec builders buy a lot and start building even without a buyer yet, โspeculatingโ that they can sell the home for a profit when done. Pros (Wide range of price points, local business, unique homes) Cons (less customizable, small business) – @StarlightHomes
๐ทโโ๏ธ Production (Tract) Builder – Generally big, established builders that are often Statewide if not national companies. They are generally in just a few neighborhoods in a city and build dozens or hundreds of homes in each neighborhood. They generally have a set number of floor plans and features to choose from in their own design center, without too much flexibility. Pros (price, move-in ready, model homes, established builders) Cons (Not fully customizable floor plans, smaller lots, budget-conscious) – @PulteHomes they built my new home!
๐ทโโ๏ธ Custom Builder – You can have anything you want because youโre paying for it! Custom builders can build you practically anything, limited only by your budget, imagination, and local building or neighborhood regulations. Unlike the two other builder types, custom builders do not start building until they have a buyer. Pros (customizable, build on your own lot, white-glove treatment) Cons (price, long wait, harder to visualize, higher non-refundable upfront costs) – @PartnersInBuild
